Prices
General payment terms and conditions:
- Booking fee – € 10 000
- 50% (minus € 10 000) – when we have the license and starting the construction and manufacture
- 30% – when the foundation is completed and the house delivered on a land plot, before starting the villa mounting
- 20% – when the villa is completed
Construction license is paid separately. The price depends on the villa area and land plot location.
All prices are without IVA (eng. VAT). The IVA rate in Spain depends on:
- Type of property (residential/commercial, new/resale)
- Region (Tax rates vary by autonomous community)
- Buyer status (private person, foreign company, spanish company, etc.)

Warranties
In accordance with Law 38/1999 of November 5th on Building Regulation (Ley de Ordenación de la Edificación – LOE), all our homes are covered by the following legal warranties:
🧱 10-Year Structural Warranty
Covers defects affecting the structural integrity of the building (foundations, floors, beams, columns, load-bearing walls) that may compromise the building’s stability and safety.
In our case, the foundation warranty is provided directly by the specialized contractor responsible for its execution, as established under Article 17.1.a) of the LOE.
🛠 3-Year Habitability Warranty
Covers defects in construction elements that result in a failure to meet habitability standards, such as dampness, water leaks, poor thermal or acoustic insulation, etc.
This warranty is provided by our company as both developer and builder of the home, in accordance with Article 17.1.b) of the LOE.
🧹 1-Year Finishing Warranty
Covers minor defects in finishes, such as tiling, paintwork, carpentry, and similar final elements.
This warranty is also provided directly by our company, as per Article 17.1.c) of the LOE.
